Dadeland Mall Renovations Construction 2012

The Dadeland Mall is undergoing major changes as a large portion of the front of the mall has been demolished in order to be rebuilt as a two story expansion to the Kendall Wing section of the mall. One of the ultimate goals of the renovations is to give the mall a Lincoln Road feel. The owners (Simon Property Group) of the mall plan on achieving this goal by adding 102,000 square feet of new retail space to the mall. The retail space will be housed in the modern two story wing featuring an elevated catwalk. In the front of the newly designed Kendall Wing will be new restaurants with outdoor dining. The Simon Property Group will also be adding new landscaping and artwork to top off the renovations. In the end the Dadeland Mall will have a completely different look and feel along with many new high-end retail stores and restaurants. Plus, it will be more pedestrian friendly and eye appealing for the drivers on Kendall Drive.

The work is expected to be completed by May of 2013 with 320 new jobs expected to be created in the Dadeland area as a result of the new retail stores and restaurants. The below photos were released by Simon Property Group and show how the renovations will look upon completion. This is great news for property owners in the area as all these enhancements will most likely bring added value to the surrounding properties.

Overlook Balcony Looking Left

If you are looking for an all around nice property in a central location at a great price than look no further. The Yolanda Villas Condos were converted from apartments into condos in 2007. Actually there are still some units that are apartments and there is a leasing office on location to handle the units that were not converted.

Yolanda Villas is a gated community with a security guard. The complex contains a large pool, two tennis courts, a small gym, beautiful foliage and plenty of parking. Many of the units on the upper floors facing east have fantastic views of downtown skyline. It’s located on the corner of NW 7th street and NW 47th Avenue near the Blue Lagoon area. Yolanda Villas is minutes from the airport. It is near a major public transportation portal and within walking distance from grocery stores, restaurants and shopping complexes.

Village At Dadeland Sliding Glass Door View

Unit D108 at the Village At Dadeland is was for sale for $59,900.00 and we are going to take a closer look at this unit. It is a foreclosure that seems to be in decent condition compared to some of the other foreclosures I’ve seen. The unit has an extra large sliding glass door overlooking a nice grass area directly before the Snapper Creak Canal and the Dadeland Mall. There is an AC unit in place along with a Hot Water Heater. However I do not know if either of the two work. The kitchen is missing the stove and refrigerator, but the cabinets are in place and are in decent condition and the floor is tiled. The bedroom has two large windows allowing plenty of sunlight in and it also has beautifully tiled floor. The closet is not a walk in, but it is rather large and there are two additional closets throughout the apartment. The bathroom is nice and in decent condition, but it doesn’t blow you away by any means. The living room to me is one of the two things that really make this apartment special. It is large and the light and view you get through the sliding glass door is very relaxing. The other thing that makes this apartment special is it’s location. It’s a very short walk from the MetroRail Dadeland South Station. From the Dadeland South station you can go almost anywhere. You’re one stop away from Sunset Place, Two stops away from the University of Miami and a twenty minute ride from the Brickell Downtown area. Also within walking distance are the following places along with numerous restaurants: Brandsmart, Office Depot, The Container Store, three or four banks, The Dadeland Mall, Target, Best Buy, Michaels, Bed Bath And Beyond and Publix. There are not that many places with this kind of access for this price in Miami.

South Beach And Miami Beach Real EstateThe South Beach/Miami Beach region is different from other areas in the country as it has a huge collection of beachfront property. Plus, it is a well known place to live throughout the world.  Residents are surrounded by beauty every which way they look. Though, even with all the benefits of living on the beach the real estate market still took a hit along with the rest of the country when the housing market took a rapid downturn. People were caught off guard by the effect of the credit crunch and it produced a glut of existing houses and condominiums to hit the open market. As banks stopped lending money due to their financial problems it brought everything to a halt. Housing prices dropped dramatically fast.

However, today the South Beach/Miami Beach market is recovering at a rapid pace. As the dollar value has dropped, foreign buyers have increased. Many foreign buyers are getting approved for the purchase of a home in the South Beach/Miami Beach region. Buyers and banks alike understand the value of the property and how over time it will only increase. Many are buying for investment purposes, while others are procuring homes for their own personal use.

Celebrities are yet another reason why home sales have picked up. Many that have always wanted to own a home on the beach in Miami now have a better selection of properties. Many have enough money to purchase property without the burden of requiring a home loan approval and can do so with cash. They are upgrading purchases made or having new construction built.

Television shows and media provide free media coverage in the area. CSI:Miami is one such show that appears on a weekly basis that displays current luxury homes which people can see the inside and outside of different houses, condos, and buildings. It does give people a chance to get an insider’s look that they might never have received. This is the ultimate in free advertising for the real estate market.

Banks are now relaxing some of their previous credit standards. The interest rates have lowered and they now have money on hand to provide to qualified buyers. The economy is also starting to improve which means that people are once again looking to make a purchase. With these two events combined it produces a powerhouse effect on the market.

Real estate market in South Beach and Miami Beach, Florida is growing and increasing. There are many events which have made this happen. Free media coverage from television, relaxed banking loan standards and an improved economy are making sales number rise. Foreign buyers and celebrities are also taking advantage of the bargain prices.

South Beach Art Deco Architecture
If you are looking to relocate to a warmer climate, obviously the main inspiration for your move is a search for high temperatures and sunny skies. Perhaps you are being courted by the idea of an ocean breeze, a busy night-life, a neighborhood rich in art and music. If all of these things sound like attributes of a place you could call home, you may want to look for your next home in the great city of Miami.

There are many different reasons people choose to relocate to Miami. Diverse culture, interesting jobs, the energy of a fast paced beach community, and a lively art scene are just a few of the reasons people love it in this great city. If you are looking for even more aesthetically pleasing reasons to consider purchasing Miami real estate, the architecture will speak for itself.

Miami architecture is about as Art Deco as it gets. The term “Art Deco” came straight from France. It was first used in 1925, at the ‘Exposition Internationale des Arts Decoratifs Industriels et Modernes’ in Paris. This modern look was originally created to change the look of some prominent communities throughout Europe, but the look became all the rage, and made its way to the states, overtaking the architectural styles of Miami, Florida.

If you want an easy to recall example of what Miami Art Deco looks like, think of the bright, pastel colors of the buildings in scenes from Miami Vice. Bold colors and complex zig-zag architectural features adorn many buildings. The lines on buildings and their attributes are stark. This actually originated in ancient Egyptian tombs. The Egyptians felt these features would amuse the ‘sleeping kings’ and in the 1920’s, the architects inspired by these designs saw them as symbols of extravagance.

Extravagance was embraced tightly in the 20’s and Art Deco found it’s place easily in Miami culture. Architecture took on the same bold qualities as much of the fashion and jewelry of the time: bold color, abstract but stern lines and complex patterns.

In the 1950’s-60’s, when Art Deco picked up steam in Miami under the name Miami Modernist Architecture, the indulgent American culture of the advertising and entertainment industries was well suited with the particular style of Architecture, giving Miami a unique look that has managed to hold its own for the past 50+ years.

Miami real estate is a great choice for anyone looking to live in a city that shows as much independence and creativity as they store in their mind. If you are an artist, musician, writer, or you simply love the fine arts and fine design, Miami is a place that you will feel welcomed and at home.

The beautiful and unique design of Miami gives its residents the freedom to express themselves, and feel a part of something original, contemporary, and real. Few cities boast such originality.

When looking at homes in Miami, be sure to explore each neighborhood for the one that best suits your needs. The city of Miami has a Neighborhood Guide, provided by the Greater Miami Convention and Visitors Bureau.
